Ceiling Installation Across the DMV

Ceilings are the least forgiving surface in a house. They are lit from below at a low angle, nothing sits in front of them to break up the view, and everybody looks at them while lying on a sofa. A wall can carry a small imperfection. A ceiling advertises it.

We install new ceilings in additions, renovations, converted attics and basements, and as replacements where the old ceiling has failed rather than cracked.

Board thickness is not a detail

The single most common cause of a sagging ceiling is board that was too thin for the joist spacing. On 24 inch centres, 1/2 inch board will eventually sag between the joists under its own weight, and it sags faster if insulation gets laid over it or if the room runs humid. The fix is 5/8 inch board, or sag resistant board rated for the span.

We check the spacing before quoting rather than assuming, because a lot of DMV housing stock was framed to whatever was normal at the time and additions frequently do not match the original house.

What we do before the board goes up

We look at the framing for level. Joists that have crowned or twisted will telegraph through a flat ceiling, and it is far cheaper to shim or fur the framing while it is open than to fight it with compound afterwards. On older houses this is routine rather than unusual.

We also want the ceiling’s contents settled first. Recessed lights, fans, speakers, HVAC boots and anything else that penetrates the surface should be located before we hang, because cutting them in afterwards means patching a ceiling we just finished. If your electrician has not finalised the lighting layout, that is worth waiting for.

Hanging and finishing

Board runs perpendicular to the joists so each sheet crosses several of them, which spreads the load and reduces the number of butt joints. Butt joints on a ceiling are the hardest thing in the trade to hide, so we place them deliberately rather than wherever the sheet ends.

Finishing gets more attention on a ceiling than on a wall for the lighting reason above. If the room has wall washing fixtures or a large window at one end, tell us, because that is the condition where a higher finish level genuinely earns its cost.

Replacing a ceiling rather than repairing it

If you are here because a ceiling failed, the cause decides the job. Water damage means finding the leak first. A ceiling that sags across a whole room is usually a board or framing problem rather than a finish problem. A ceiling covered in cracks that keep returning is telling you something is moving above it.

How long does it take to replace a ceiling

For a normal room, plan on three to five days from start to paint ready, spread across several short visits rather than one long one. Hanging a single room is a day at most. What sets the schedule is the compound, which needs to dry between each of the three coats, and drying time depends on the room. A dry conditioned room in October moves faster than a humid basement in August.

Anyone quoting a finished ceiling in one day is quoting the hanging and ignoring the finishing. Rushed compound shrinks, and shrunken joints show through the paint within a couple of months.

Textured or smooth

Smooth ceilings look current and show everything. Texture hides minor variation and is the right answer in some rooms and some houses. If the rest of the house has a texture, matching it usually looks better than one perfect ceiling that does not belong.

Tell us the room size, whether it is a new ceiling or a replacement, and what is going in it. If it is a replacement, tell us what failed. We are insured and bonded and we install ceilings across Washington DC, Maryland and Northern Virginia.
