Garage Drywall in Washington DC, Maryland and Northern Virginia

Most garage drywall calls start one of three ways. The garage was never finished and you want it usable. A previous owner hung board badly and it is sagging or stained. Or an inspector, an insurer or a buyer’s agent has told you the separation between the garage and the house is not right.

The third one is the reason garage drywall is not just cheaper drywall in a colder room.

The wall between the garage and the house

An attached garage is separated from the living space for a reason. That separation is normally built with 5/8 inch Type X board, and where there is habitable space above the garage the ceiling usually carries the same requirement. Type X is not ordinary board painted a different colour. It has a core formulated to hold together longer under heat, and it only performs if the whole assembly is right, which means the correct board, the correct fasteners, joints treated, and penetrations sealed rather than left open.

Exactly what applies to your garage depends on your jurisdiction, the age of the house and what is above and beside the garage. We build to what your permit and inspector call for rather than to a rule of thumb, and if you are not sure whether your project needs a permit, settle that before the work rather than after.

The common failure we find is a garage that looks finished and is not. Board stops short above the door header. The ceiling was done in 1/2 inch because that is what was in the truck. Someone cut a neat hole for a dryer vent and never closed the gap around it. All three look fine and none of them do the job.

Why garages wreck ordinary drywall

A garage is unconditioned. It swings from freezing to humid, cars bring in water and road salt, and there is often no vapour control at all. Standard board with a paper face sitting against a cold masonry wall in a DMV February is a slow experiment in mould growth.

Where the exterior wall is block or concrete we keep framing off the masonry rather than fastening board to it. Along the bottom of any wall that meets the slab we hold the board up off the floor, because that is where the water goes when you wash a car or track in snow.

Finish level and what happens after

Garages rarely need a high finish, and paying for one is usually wasted. What matters more is that the joints are properly taped rather than skimmed over, because a joint that opens up in a garage opens up fast in the temperature swings.

If you are planning shelving, cabinets or a wall mounted rack, tell us before we hang. Blocking installed while the wall is open costs almost nothing. Adding it afterwards means opening the wall you just paid to close.

Converting a garage to living space

A conversion is a different job with a different rule set, covering insulation, egress, ceiling height and often a permit that involves more than drywall. We are happy to do the drywall portion, and we will tell you honestly when a conversion needs a general contractor and a designer rather than a drywall crew working from a sketch.

Get a garage quote

Tell us whether the garage is attached, whether there is living space above it, and whether anything is above the ceiling now. Photographs of the existing walls and ceiling, including the area above the garage door, are usually enough to quote from. We are insured and bonded and we work across Washington DC, Maryland and Northern Virginia.
