Orange Peel Texture in DC, Maryland and Virginia
If you live in a condo, a townhouse built in the last thirty years, or almost any rental in the DMV, your walls are probably orange peel. It is the texture that gets sprayed when a builder wants a surface that hides minor imperfection, takes paint well, and can be applied across a whole building quickly.
Most people only learn the name when they need a repair matched into it.
What it is
Compound is thinned and sprayed onto the surface, and then left alone. Nothing flattens it. The droplets land and stay, leaving a fine stippled surface that reads as texture from a distance and almost as smooth up close. The size of the droplet is controlled by the spray tip, the air pressure and how thin the compound is mixed, which is why the same texture name covers a wide range of appearances.
Knockdown starts the same way and then gets flattened with a blade. Orange peel skips that step. That is the entire difference, and it is why a knockdown crew can spray orange peel and a can of spray texture from a hardware store usually cannot match either.
Why patches show
A repair in an orange peel wall fails visually for one of three reasons. The droplet size is wrong, so the patch reads coarser or finer than the wall around it. The texture stops at a hard edge instead of feathering out, so the eye finds the boundary. Or the patch was primed and painted differently to the surrounding wall, so it flashes even though the texture matches.
We spray a test panel and let it dry before touching the actual repair. Wet texture looks different to dry texture, so judging it on the wall while it is still glossy is how people end up sanding it back off.
How far we blend
Texture wants to stop somewhere the eye already expects a change. A corner, a door casing, the edge of a wall. Feathering a repair out into the middle of a large wall works, and it works better on orange peel than on knockdown, but on a wall with strong side lighting we would rather carry the texture to the natural break and repaint the whole wall.
Ceilings are less forgiving than walls for the same lighting reasons that make ceilings hard generally.
Texturing a whole room
New orange peel over a whole room is straightforward and fast compared to matching. The work is in the preparation. Everything that is not being textured gets masked, because spraying puts fine compound on every surface in the room, including the ones you assumed were far enough away.
After the texture dries it needs primer before the finish coat. Texture increases the surface area of the wall, so it drinks paint, and skipping the primer shows up as uneven sheen.
Send a close photograph
Hold a light flat against the wall and take a photograph from a few inches away. That single image tells us the droplet size and whether we are looking at orange peel, a fine knockdown, or something in between. We are insured and bonded and we spray and match texture across Washington DC, Maryland and Northern Virginia.
